Citrus Service is proud to present the newest service provided to foreigners. The aim of this package is to simplify the process of purchasing apartment in Bulgaria using bank loan, as well as, to decrease the amount of the investment needed for the purchase.
The process:
  • The client fills the application forms and sends them via e-mail.
  • Pre-approval for a mortgage loan received by the bank( the amount of the loan is maximum 80% of the purchase price).
  • The client prepares the needed documents with a postile.
  • Approval from the bank within 10 business days.
  • Arrangement of Mortgage.

Necessary Documents for Foreign Applicants

All Applicants shall present the following documents:
  • Loan Application Form;
  • Declaration for Civil and Property Status;
  • Copy of passport or ID;
  • Credit reports or Credit Score/Ratings. In case of no credit history provided the loan is disbursed under special conditions.

Documents necessary for Financial Appraisal

Income Verification to Employees Working under Labor or Managerial Contracts
  • P60-a form containing gross annual income, social securities and taxes deducted, UK residents; 2.Income Tax Statement under the legislation of the relevant country;
  • Income Tax Statement under the legislation of the relevant country;
  • Labor or Managerial Contracts;
  • Pay slips or Bank Statements for the last 6 months.

Income Verification to Free Lancers and Other Self-Employed Professionals

  • Tax Return - annual income statement containing gross annual income, social securities and taxes deducted, UK residents;
  • Income Tax Statement under the legislation of the relevant country;
  • Certificates for Legal Capacity or License Certificates issued by relevant authorities as required for execution of professional operations in the field;
  • Bank Statements for the last 6 months.

Income Verification to Sole Proprietors

  • Accountant Certificate - a document issued by a licensed accountant containing gross annual income, social securities and taxes deducted
  • Income Tax Statement under the legislation of the relevant country.

Others

  • Rental Agreements together with the relevant documents for taxes paid;
  • Other documents proving regular income;
  • Bank Statements for the last 6 months.
