The vast network of cooperating agencies in the Amba Sun family present the opportunity to thoroughly inspect the market in the country the client is interested in and receive extensive information on the prices, locations, places of interest, etc. If, however, you want to examine the property you are purchasing in person, you can do that as you book an inspection trip.

II. The Inspection Trip

Being aware of the obstacles which you can encounter when buying a real estate abroad, we have developed our inspection trip in a way, allowing you to make an educated choice, and do so while being on a relaxing vacation in a foreign country. The services, provided by Amba Sun include:
  • Meeting you at the airport;
  • Transporting you to the locations of the properties
  • Providing a stay in a luxury hotel
  • Showing you properties that match your needs, taste and budget;
  • Getting in contact with a notary public, responsible for the legality of the deal, who will check all the documents related to the property and will check whether there are any mortgages or other encumbrances on the property;
  • Help you open a bank account with a Bulgarian bank;
  • Furnishing of the property;
  • Help you rent a car;

III. Legal Services

When acquiring a real estate property it is strongly recommended that you use legal advice. We can effectively protect your interests by directing you to a reputable and reliable solicitor offering the following legal services:
  • Legal Status Inquiry - before signing the preliminary contract of purchase, it is recommended that carefully to be inquired into its legal status. The inquiry should establish who has ownership title to the property, what is the reputation of the owner from previous deals, if he is under any legal restrictions related to his property, if there are other owners, if the property has been mortgaged, if the building is in compliance with approved construction standards, if there are pendent lawsuits to dispute the property. The answers to all of the above questions will determine if the deal on the property you are about to enter will be secure before signing the preliminary contract.
  • Preparing the preliminary contract. She undertakes to represent you and serve to the best of your interest in the preparation of the preliminary contract and guarantees you a trouble-free acquisition of the property.
  • Preparing the notary certified contract. She takes an active role in the preparation of this contract by ensuring that it will be certified by the Notary with due speed and efficiency.
  • Granting power of representation. If you are not in a position to appear in person on the signing of a deal, you may grant her power of representation. Normally power of representation could be granted in one or more of the following events:
    • - Signing of the notary certified contract.
    • - Opening a bank account in your name in Bulgaria.
    • - Paying installments towards the agreed selling price of the property from a bank account in your name (that you will need to open in advance)
    • - In all other events where your presence in person is required but not possible.
  • Registering a company in your name. By setting up or joining a company incorporated under the Bulgarian legislation foreign persons can acquire full land ownership rights. In the described event the land will be acquired by the company.

IV. Aftersales in Bulgaria

  • Assistance in viewing  your property ( the first time).

  • Accompany you to furniture company office.

  • Assistance in booking  hotel accommodation.

  • Assistance in renting a car.

 

 

STANDARD:                                                                            500€ (annual)

  • Assistance in opening a bank account.

  • Payment of the utility bills in client’s name.

  • Accompany you to the public notary’s office.

  • Assistance in  arranging any extra work   e.g. alarms, window grills, blinds etc.

  • Insurance services – the price depends on the property.

  • Regular inventory checking.

  • Assistance in fixing damages of the furniture and apartment – the price varies according to the damage .

  • Preparing and applying annual  tax declarations.

  • Payment of the annual property taxes ( included government , municipality and garbage fees) .

  • Continue to chase any snagging for 30 days after completion of your property.

  • This service will continue 3 months after the completion of your property.

  • Preparing a welcome package for special guests. ( included a bottle of Bulgarian champagne, chocolates and flowers)

  • Transfers Bourgas- Sunny Beach-Bourgas 60 euro (max 3 pax).

  • Transfers Varna – Sunny Beach – Varna 120 euro (max 3 pax).

  • Transfers Sofia- Sunny Beach- Sofia 300euro (max 3 pax).

  • Property general cleaning.Our cleaning regime includes the cleaning of all flooring, all sanitary ware, kitchen surfaces and appliances, internal windows and sills, polishing and dusting of all furniture and skirting, garbage removal with the replacement of bin liners and  cleaning of all tiling.

         - studio – 50euro.

         - 1 bed apartment – 70euro.

                  - 2 bed apartment – 90euro.

  •  Property cleaning per day:

          - studio – 3euro.

         - 1 bed apartment – 5euro.

                  - 2 bed apartment – 7euro.

  • Laundry of bed  linen and towels – 5euro.

  • Translation service and assistance for enrolment  of schools, doctors, and anything else at our discretion - 30 euro per hour.

  • Assistance in viewing your property  with an aftersales specialist ( after the first time) :

           - Sofia – 15euro.

                  - Sunny Beach – 50euro.

                  - Bansko – 50euro.
